The terms governing your use of iDPi Property Intelligence, written for Indonesian law.
Not a broker, lender, or appraiser — comps, mortgage math, and hazard ratings are informational tools, not advice.
Listings and disclosures are as reported by agents and owners — we flag what iDPi has verified.
Governed by Indonesian law, with liability limits scoped to what UU Perlindungan Konsumen actually allows.
Agreement to These Terms
Welcome to iDPi Property Intelligence (“iDPi,” “we,” “us,” or “our”). These Terms of Use (“Terms”) govern your access to and use of iDPi’s websites, applications, and related services (the “Services”). By creating an account, browsing listings, or otherwise using the Services, you agree to be bound by these Terms. If you do not agree, please do not use the Services.
These Terms incorporate our Privacy Policy by reference. If you are using the Services on behalf of a company, agency, or other organization, you represent that you are authorized to bind that organization to these Terms.
What iDPi Is — and Isn't
iDPi operates a map-first property search platform for the Jakarta and broader Indonesian real estate market. Unless explicitly stated otherwise for a specific feature, the Services:
- are not a real estate broker, agent, or intermediary in any transaction between you and any other party;
- do not provide financial, legal, tax, or investment advice;
- do not originate, process, or approve any loan, and no part of the Services constitutes an application for credit; and
- are not a substitute for a licensed property appraisal, a licensed surveyor, or an official government hazard assessment.
Where iDPi connects you with a real estate agent, mortgage banker, or other professional partner, that professional — not iDPi — is responsible for the advice, service, and any transaction that follows.
Eligibility, Accounts, and Registration
- You must be at least 18 years old and have the legal capacity to enter into contracts under Indonesian law (Article 1330 of the Civil Code) to create an account.
- Visitor accounts let you save homes and searches. Keep your account information accurate, keep your password confidential, and don’t share your account with anyone else — you are responsible for activity under your account.
- Agent, banker, and partner accounts represent that any professional license required for the services you offer through iDPi (real estate brokerage, banking, appraisal, or similar) is valid and current, and that you will keep your listing and profile information accurate.
- One account per person or business unless otherwise agreed with iDPi.
Permitted Use of the Services
Subject to your compliance with these Terms, iDPi grants you a limited, non-exclusive, revocable, non-transferable license to access and use the Services for:
- personal, non-commercial use, if you are a visitor; or
- professional use on behalf of your own clients, if you are a registered agent, banker, or partner acting within your professional role (“Pro Use”).
This license does not include any right to resell, sublicense, scrape, or redistribute the Services or their content, except as expressly permitted below.
Prohibited Conduct
When using the Services, you agree not to:
- use automated tools (scrapers, bots, crawlers) to extract data from the Services;
- reverse-engineer, decompile, or attempt to derive the source code of the Services;
- copy, republish, or redistribute listings, images, or other content from the Services on another website or app without permission;
- impersonate any person or entity, or misrepresent your affiliation with one;
- post false, misleading, or fraudulent listings, reviews, or building requests;
- discriminate against, or encourage discrimination against, any individual or group in connection with housing, in violation of applicable Indonesian law;
- interfere with, disrupt, or attempt to bypass any security or access-control measure of the Services;
- use the Services for any unlawful purpose, or to violate any applicable law or regulation; or
- upload viruses, malware, or other harmful code.
Listings and Other Content You Submit
Some parts of the Services let you submit content — property listings and photos, building requests, agent reviews, partner inquiries, and profile information (“User Content”).
- License to iDPi: submitting User Content grants iDPi a non-exclusive, royalty-free, worldwide license to host, display, reproduce, and distribute it as part of operating the Services, for as long as it remains posted (or as required to comply with law after removal).
- Your responsibility: you represent that you own the User Content or have the right to submit it, and that it is accurate to the best of your knowledge. Agents and property owners are solely responsible for the accuracy of listing details, pricing, and disclosures they submit.
- Moderation: iDPi may review, edit, decline to publish, or remove User Content that violates these Terms — including agent reviews, which are held for approval before publication — but is not obligated to monitor all content and is not responsible for User Content it did not create.
- No fabricated data: consistent with iDPi’s data-honesty approach, do not submit fabricated amenities, fake reviews, or invented location data.
Real Estate Agents, Mortgage Bankers, and Other Professional Partners
If you register a professional account (agent, mortgage banker, or partner):
- You represent that you hold any real estate brokerage, banking, or other professional license required under Indonesian law to offer the services you list through iDPi, and that you will comply with applicable regulations (including consumer protection and anti-discrimination rules) in every interaction that begins on iDPi.
- Verification badges (e.g., “Verified Agent,” “iDPi Verified Title”) reflect checks iDPi has performed on the specific fields shown at the time of verification — they are not a guarantee of a professional’s ongoing conduct, licensing status, or the outcome of any transaction.
- iDPi may suspend or remove a professional account for inaccurate listings, unresolved consumer complaints, impersonation, or violation of these Terms.
Property Data, Estimates, and Environmental Information
The Services include informational tools that are estimates or models, not professional opinions or official records:
- Price and comparable-market estimates (the “iDPi Property Intelligence” panel) are generated from comparable listings and, where available, government reference data (e.g., NJOP). They are not an appraisal and should not be relied on as one.
- The Mortgage Estimator is a calculator for illustrative purposes only. It is not a loan offer, pre-qualification, or pre-approval, and does not constitute financial advice; actual rates and terms are set by the bank or Sharia financing institution you deal with directly.
- Flood-risk ratings and map overlays (Flood Risk, Reported Floods Nearby) are based on government (BNPB InaRISK), scientific (JRC/Copernicus, GFDRR/ThinkHazard), and crowdsourced (PetaBencana.id) sources, at the precision each source provides. They are not an official flood hazard certificate and should not replace advice from a qualified surveyor or local authority before a purchase decision.
- Ownership, title, and rental disclosures shown on a listing are as reported by the agent or owner; a blank or “not disclosed” field means the seller did not provide that information, not that a fact is confirmed one way or the other.
Always verify property-specific facts — legal title, zoning, building permits, and physical condition — with the seller, a licensed notary (PPAT/notaris), and the relevant local government office before entering into any transaction.
Third-Party Links and Services
The Services may link to, or display information from, third parties — including map tile providers, government agencies (e.g., BNPB), and open-data organizations (e.g., ThinkHazard/GFDRR, PetaBencana.id). iDPi does not control and is not responsible for the content, accuracy, or availability of third-party sites or data. Your dealings with any third party you are connected to through iDPi (an agent, bank, or other professional) are solely between you and that party.
Fees
iDPi’s core Services are currently provided free of charge to visitors and professional partners. If iDPi introduces a paid feature or subscription in the future, its specific terms, pricing, and payment method will be presented to you before you are charged, and your continued use of that feature will constitute acceptance of those additional terms.
Intellectual Property
The Services — including their design, software, text, graphics, and the iDPi name and logo — are owned by iDPi or its licensors and protected by Indonesian and international intellectual property law, including Law No. 28 of 2014 on Copyright (“UU Hak Cipta”). Except for the limited license in “Permitted Use of the Services,” nothing in these Terms transfers any intellectual property right to you. Listing photos and descriptions remain the property of the agent, owner, or photographer who supplied them; iDPi does not claim ownership of User Content.
Copyright Complaints
If you believe content on the Services infringes your copyright, send a notice to the email in “Contact Us” below including: (a) identification of the copyrighted work; (b) identification of the material you believe infringes it and its location on the Services; (c) your contact details; (d) a statement that you have a good-faith belief the use is not authorized; and (e) a statement, under penalty of perjury, that the notice is accurate and that you are the rights holder or authorized to act on their behalf. We will review valid notices and may remove or disable access to the reported content.
Disclaimer of Warranties
To the maximum extent permitted under Indonesian law, the Services and all content on them are provided “as is” and “as available,” without warranties of any kind, whether express or implied — including as to accuracy, completeness, merchantability, or fitness for a particular purpose. iDPi does not warrant that the Services will be uninterrupted, error-free, or free of viruses or other harmful components. This disclaimer applies to informational content such as listing details supplied by other users, comparable-market estimates, mortgage calculations, and environmental/hazard data, which may be incomplete, outdated, or inaccurate for reasons outside iDPi’s control. Nothing in this section limits any warranty or right that cannot lawfully be excluded under Indonesian law, including Law No. 8 of 1999 on Consumer Protection (“UU Perlindungan Konsumen”).
Limitation of Liability
To the maximum extent permitted under Indonesian law, iDPi will not be liable for any indirect, incidental, special, or consequential damages arising from your use of the Services. iDPi’s total liability for any claim arising from these Terms or the Services is limited to the amount, if any, you have paid iDPi for the Service giving rise to the claim in the 12 months before the claim arose.
This limitation does not apply to: (a) liability that cannot be excluded or limited under Indonesian law, including under the UU Perlindungan Konsumen; (b) damages caused by iDPi’s gross negligence or willful misconduct; or (c) death or personal injury caused by iDPi’s own negligence. Nothing in these Terms is intended to unfairly transfer iDPi’s own responsibility to you within the meaning of Article 18 of the UU Perlindungan Konsumen, and any clause found to do so is severable from the rest of these Terms.
Indemnification
You agree to indemnify and hold iDPi harmless from any third-party claim arising from: your breach of these Terms; your User Content; your violation of any law or a third party’s rights; or a transaction or dispute between you and another user or professional partner you connected with through the Services — except to the extent the claim arises from iDPi’s own breach, negligence, or willful misconduct.
Suspension and Termination
You may stop using the Services, or deactivate your account, at any time from your account settings. iDPi may suspend or terminate your account or access to the Services, with notice where practicable, if you violate these Terms, submit fraudulent or abusive content, or where required by law. Sections of these Terms that by their nature should survive termination — including User Content licenses already granted, Intellectual Property, Disclaimer of Warranties, Limitation of Liability, Indemnification, and Governing Law — continue to apply after your account is closed.
Governing Law and Dispute Resolution
These Terms are governed by the laws of the Republic of Indonesia, including Law No. 11 of 2008 on Electronic Information and Transactions as amended by Law No. 19 of 2016 (“UU ITE”), Government Regulation No. 71 of 2019 (“PP 71/2019”), and the UU Perlindungan Konsumen. If you are a consumer and have a complaint about the Services, you may also bring it to the Badan Penyelesaian Sengketa Konsumen (“BPSK”) in your area before pursuing litigation. Any dispute that cannot be resolved amicably, through BPSK, or another applicable out-of-court mechanism falls under the exclusive jurisdiction of the District Court of Central Jakarta (Pengadilan Negeri Jakarta Pusat), without prejudice to any mandatory venue required by law.
Changes to These Terms
iDPi may update these Terms from time to time — for example, as the Services grow or Indonesian law changes. We will post the updated Terms with a new effective date, and where a change is material, provide a more prominent notice before it takes effect. Continuing to use the Services after an update takes effect means you accept the revised Terms.
General Provisions
- Entire agreement: these Terms, together with the Privacy Policy, are the entire agreement between you and iDPi regarding the Services.
- Severability: if a provision is found invalid or unenforceable under Indonesian law, the rest of these Terms remain in effect, and the invalid provision will be read to most closely match its original intent within legal limits.
- No waiver: iDPi’s failure to enforce a provision is not a waiver of its right to do so later.
- Assignment: you may not transfer your rights under these Terms without iDPi’s consent; iDPi may assign these Terms in connection with a merger, acquisition, or sale of assets.
- Headings are for convenience only and do not affect interpretation.
