Listing Standards

Every listing is tied to a real, authenticated agent account — never an anonymous submission. Agents sign in with their own personal login, never a shared one, and every listing they publish carries their name and, where set, their agency. Master administrators and editors can also publish or edit any listing as part of platform moderation.

A listing’s regency, district, and neighborhood come from Indonesia’s official administrative-boundary data, not free text — an agent picks a real place from it, not types one in. Apartment and condominium listings must additionally reference a specific building in iDPi’s own apartment-building database rather than a hand-typed building name, so two listings for the same tower can never quietly drift into two different spellings.

If an agent can’t find their building, they request it be added. A master administrator reviews every request — including a check for likely duplicates — before it becomes available to any listing.

Up to 12 photos per listing, JPEG/PNG/WebP only, 2 MB per photo. The first photo in the arrangement is the listing’s cover image everywhere it’s shown. Every uploaded photo is checked against every other photo already on the platform; a likely duplicate — the same photo reused across two listings, or a suspiciously similar one — is flagged for iDPi review rather than published silently.

A listing’s price must reflect the actual current asking price. Every change to it — up or down — is recorded permanently; nothing is overwritten. A “Reduced” badge appears only for a genuine, recent price decrease, and stops appearing if the price is later raised back up — even though the full history keeps counting toward the record forever. Sale listings can carry structured details on deed type, certificate, and mortgage/lien status; rental listings can disclose deposit, lease terms, furnishing, and utilities. Every one of these fields is optional, and every field left blank is shown honestly as “not disclosed by the seller” — iDPi never infers or guesses a value on an agent’s behalf. Fields that are provided are expected to be accurate; a certificate number is stored in full but only ever shown to the public in masked form.

A listing’s status — Available, Pending, Sold, Rented, Deposit Received, and so on — must reflect the real state of the deal. Listings stay live for 60 days from publishing (or the last time an agent refreshed them) and are automatically hidden from public search once that window passes; an agent has to actively confirm a listing is still on the market to keep it visible, rather than iDPi assuming it still is.

This is the one rule that applies to iDPi itself as much as to any agent: nothing on a listing page is invented to look more complete than it is. Where iDPi doesn’t have a real answer — nearby schools and transit, an environmental rating, a market estimate — the page says so honestly instead of filling the gap with a plausible-looking guess. Agents are held to the same standard for anything they submit.

A property should appear as one listing, not several competing ones. When more than one agent legitimately represents the same unit, iDPi supports that as co-listed agents on a single listing rather than duplicate entries; genuinely duplicate listings for the same unit are flagged for review and consolidated or removed.
